Buying property in Thane West and on Ghodbunder Road

By Ambish Singh, Founder · Facts checked October 2026

In shortThane West offers more space for the money than most of Mumbai, from the established city around the lakes to the large townships along Ghodbunder Road. It suits families who want newer projects with amenities and can live with a longer commute into Mumbai; check the drive at peak hours and the status of the metro before paying for it.

Why buyers look at Thane West

Thane is a city in its own right, with schools, hospitals, malls and lakes, and the hills of the national park on its western edge. Buyers moving from Mumbai often find they can afford a larger home in a newer project, with a club and open space, for the price of a smaller flat closer in.

The main pockets

  • Old Thane (Naupada, around the lakes and the station): established, central, mostly resale.
  • Pokhran Road and Vartak Nagar: mature residential roads with a mix of old and new.
  • Majiwada, Kolshet and Balkum: newer projects close to the highways.
  • Ghodbunder Road (Kasarvadavali, Waghbil, Hiranandani Estate and beyond): large townships and new launches along the hills.

The homes on offer

New launches dominate along Ghodbunder Road and in Kolshet and Balkum, typically large gated projects with several towers. Old Thane has mostly resale stock in older buildings. Two- and three-bedroom flats are the most common, with larger homes more available here than in Mumbai.

How Thane West connects

Thane station is on the Central and Trans-Harbour lines. The Eastern Express Highway runs south into Mumbai, and Ghodbunder Road links to the Western Express Highway at the northern end. A metro line along Ghodbunder Road has been under construction; check its status and the station locations before you count on it.

What to check in Thane West

  • The peak-hour drive or train journey to your office, done once before you decide.
  • How far the project is from Ghodbunder Road and from the planned metro stations.
  • The phase you are buying in: later phases of a township can be years away.
  • Water supply and the developer's earlier handovers in the same township.

Frequently asked questions

Is Ghodbunder Road a good area to buy a flat?

It has many new projects with amenities and green surroundings, and suits families who want space. The trade-offs are road traffic at peak hours and dependence on infrastructure still being built, so check the commute and timelines first.

How long is the commute from Thane West to Mumbai?

It depends heavily on time of day, where in Thane you live and where you work. Do the journey once at your usual hour before you book; a short drive in the afternoon can be very different at nine in the morning.
