Buying property in Powai: a guide for home buyers
By Ambish Singh, Founder · Facts checked October 2026
In shortPowai is a planned, green pocket of central Mumbai built around Powai Lake, with large townships, offices and IIT Bombay close by. It suits buyers who work in Powai, Andheri East or along the eastern suburbs and want a self-contained neighbourhood; the trade-off is road congestion at peak hours and premium pricing inside the townships.
Why buyers look at Powai
Powai combines things that are rare together in Mumbai: open water, wide internal roads, schools, hospitals, offices and restaurants within a short drive of home. Many residents walk or take a short ride to work, which changes daily life more than any amenity list.
- Powai Lake and the tree cover around it.
- Planned townships with their own schools, retail and clubs.
- Offices, technology companies and start-ups inside the neighbourhood.
- IIT Bombay and a strong rental demand from professionals and students.
The homes on offer
Inside the established townships you find mature towers and resale flats with consistent planning. Around them, on Saki Vihar Road, Chandivali and towards Kanjurmarg, newer projects offer larger towers with modern amenities. Two- and three-bedroom flats dominate; larger homes and penthouses exist but are fewer.
Resale or new launch?
Resale inside a township gives you a finished neighbourhood and an occupancy certificate on day one. New launches around the edges cost less to enter, with staged payments, but carry the usual delivery risk. Our under-construction versus ready-to-move guide compares the two in detail.
How Powai connects
The Jogeshwari–Vikhroli Link Road connects Powai to the Western Express Highway and the Eastern Express Highway. The nearest suburban railway stations are on the Central line at Kanjurmarg and Vikhroli, and the airport is a short drive away. A metro line along the link road has been under construction; check its current status rather than paying a premium for it.
What to check in Powai
- The peak-hour drive to your office, done once on a weekday morning before you decide.
- The exact carpet area in the agreement, not the loading on the brochure.
- Monthly maintenance and the society or township charges, which vary widely.
- For new projects, the MahaRERA completion date and the promoter's earlier deliveries.
