Buying property in Andheri: West and East compared

By Ambish Singh, Founder · Facts checked October 2026

In shortAndheri is one of Mumbai's best-connected suburbs, with the Western line, several metro lines and the airport close by. Andheri West (Lokhandwala, Versova, Four Bungalows) is residential and social; Andheri East (Marol, Chakala, MIDC, SEEPZ) is closer to offices and the airport. Choose by where you work, then compare buildings on age, carpet area and society health.

Andheri West and Andheri East are different markets

Andheri West is mostly residential, with established neighbourhoods near the sea, restaurants, studios and a lively evening life. Andheri East is mixed: offices, industrial estates, hotels and the airport, with housing in pockets around them. Prices and the kind of building differ, so compare within one side at a time.

  • West: Lokhandwala, Oshiwara, Versova, Four Bungalows, D.N. Nagar.
  • East: Marol, Chakala, Saki Naka, MIDC, SEEPZ, J.B. Nagar.

The homes on offer

Much of Andheri's stock is resale, in buildings of every age, with redevelopment replacing older societies. New projects are fewer and mostly redevelopments or towers on smaller plots. A newer building usually means better parking and lifts; an older one may offer a larger carpet area for the money.

How Andheri connects

Andheri station is on the Western line and is also an interchange for Metro Line 1, which runs from Versova to Ghatkopar across the suburb. Metro lines on the Western Express Highway and on Link Road run north-south, and Metro Line 3 serves the MIDC, SEEPZ and airport side. Check which station is truly walkable from the building you like.

What to check in Andheri

  • The building's age, structural audit and any redevelopment plan the society has discussed.
  • Pending society dues and the transfer charges the society levies.
  • Flight-path noise if you are close to the airport.
  • Waterlogging history on your street in the monsoon: ask neighbours, not only the seller.

Frequently asked questions

Neither is better in general. Andheri West suits people who want a residential, social neighbourhood; Andheri East suits people who work near the airport, MIDC or SEEPZ. Start with your daily commute.

Are there new projects in Andheri?

There are some, mostly redevelopments of older societies and towers on smaller plots. Most homes for sale in Andheri are resale flats, so building age and society health matter a great deal.
