How to research a developer in Dubai

  1. Make sure you are dealing with the genuine developer

Fake and look-alike websites are common. Reach the developer through a channel you trust, such as the Developer Connects advisory team, rather than a search ad or a link someone sent you.

  2. Check the project with the regulator

Confirm the project is registered with the real estate regulator for its location, and that the developer named in the registration is the one you are dealing with.

  3. Go through someone who knows the market, early

Pricing, payment plans and availability move fast, and buyers who wait often hear about a good unit after it is gone. Tell Developer Connects what you need and a property specialist will come back to you with what is available now, so you decide with the facts in front of you instead of finding out too late.

  4. Get every term in writing

Ask for the price, payment schedule, possession or handover date and all charges in writing, and read the sale agreement in full before you sign. Consider independent legal advice.

  5. Pay only into the project's official account

Make payments only into the bank account named in your signed agreement for that project. Never pay into a personal account, and be wary of urgent requests to pay.

Check the project with the regulator

Dubai Land Department (DLD) and its Real Estate Regulatory Agency (RERA)

Developers and off-plan projects in Dubai are registered with the Dubai Land Department. Check the project and developer through the DLD's official channels, such as the Dubai REST app, before paying anything.

Visit the regulator's official website ↗

For off-plan property, pay only into the project's escrow account named in your sale agreement — never into a personal account or one you were sent by message.

Frequently asked questions

How do developers sell new homes in Dubai?

Yes. Developers in Dubai sell new and off-plan homes through their own sales teams, and Developer Connects can help you connect with the developer.

How do I compare the real cost of a purchase?

Prices, offers and payment plans come from the developer's sales team, so ask for the current figures in writing. Whichever route you take, ask about any fees and compare the final, all-in cost.

How do I know I am on the developer's real website?

Be cautious of look-alike domains and of websites reached through ads or messages. Use Connect on a developer's page so our advisory team can help you reach the real developer, and confirm the project with the regulator.

How do I check a project is genuine in Dubai?

Developers and off-plan projects in Dubai are registered with the Dubai Land Department. Check the project and developer through the DLD's official channels, such as the Dubai REST app, before paying anything.

Does Developer Connects sell property? How does it earn money?

Developer Connects does not sell property — developers do. We offer optional property advisory, and our terms are set out in the Disclaimer, linked at the foot of every page.
